Fees

BEFORE YOU MOVE IN

REFERENCE FEE

A reference fee is payable in order to secure your interest and will be equivalent to the administration fee charged for the preliminary paperwork; Referencing and preparation of the Tenancy Agreement:

  • £360.00 (inc VAT) for a Single Tenant Application
  • £540.00 (inc VAT) for a Joint Tenant Application
  • £180.00 (inc VAT) for each additional Tenant Application
  • £180.00 (inc VAT) for each Guarantor Application Required

This fee is non-refundable other than in the event that our Client decides not to proceed. In this event and where references have been obtained, a charge of £100.00 (for a joint applicant) and £50.00 (for a single application) will apply and be deducted.

DEPOSIT

Will be equivalent of one and a half months rent (unless otherwise agreed, for example, in the case of pets an additional sum of £250.00 will be added for each pet).


DURING YOUR TENANCY

RENEWAL OF TENANCY

There is an administration charge of £60.00 (inc. VAT)

PROPERTY VISIT 'SAME DAY' CANCELLATION OR FAILURE TO PROVIDE ACCESS AS ARRANGED

An administration charge of £24.00 (inc VAT) will apply. This charge will be at the discretion of Robert Luff depending on the circumstances. 

EARLY TERMINATION OF YOUR TENANCY

In the event that a Tenant wishes to terminate their Tenancy early (subject to the Landlords agreement) a fee of £360.00 (inc VAT) will apply to cover the administration involved. 

OTHER FEES AND CHARGES

Stamp Duty Land Tax: (Payable where rent exceeds £125,000 collectively). The HMRC can be contacted for further information. A 3% charge is added when payment is being made by credit card.


FAQs for renters

What kind of property do you let?

Almost everything really. Studio flats, 1 bedrooms right through to large detached houses. We currently don’t do student letting or HMO lets.

Are your rental properties furnished?

Sometimes but generally we let unfurnished as that’s what most people prefer. Usually there are ‘white goods’ such as cookers, ‘fridges etc.

How long are the lets?

Usually they start at 6 or 12 months and can often be renewed at the end should you wish.

Do you charge tenant fees?

Currently we do, and details of the amounts can be found on the details of the property.

Are bills included?

This varies from property to property, but generally bills are extra.

How long does the process to rent take?

It’s up to you – let us know when you need it and we’ll do our best. Usually about 5 days is the minimum.
