Spring is the best time to sell, here's why...
27 Feb, 2026
That is not just old estate agent folklore. The main property portals both point to spring as the period when buyer activity ramps up, stock levels rise, and homes tend to get strong exposure. Rightmove says spring is typically the most popular time to buy and sell, and that March and April are among the best months to sell because of completion likelihood and quicker-than-average time to sell. Zoopla likewise says springtime, from February to June, is the best time of year to sell a home.
1) More buyers are actively looking
The biggest reason spring works so well is simple: more people are searching.
Rightmove says buyer enquiries are usually highest in March and April, and its longer-run analysis found that February and March are typically the best months to list, based on the likelihood of a successful sale. In one analysis covering millions of listings since 2012, nearly seven in 10 homes listed in February and March went on to complete a sale.
Zoopla also notes that almost 30% of homes are listed between March and May each year, underlining how important spring is to the annual housing cycle.
That matters because when buyers are active, your home gets more eyes on it, more viewing requests, and a better chance of attracting competitive offers.
2) House prices tend to get a seasonal spring lift
Spring is also the time when asking prices often strengthen.
Rightmove’s March 2025 House Price Index said the average price of property coming to market rose by 1.1% that month to £371,870, which it described as in line with the long-term March average increase. In April 2025, Rightmove said average asking prices hit a new record high and noted that bigger seasonal price increases are common in spring because the market is busy.
Zoopla’s March 2025 House Price Index put the average UK house price at £267,500 as of February 2025, up 1.8% year on year. Its February 2026 index put the average UK house price at £269,900, up 1.3% annually, showing that prices have remained broadly resilient even while growth has moderated.
For sellers, the takeaway is straightforward, spring often combines healthy visibility with firmer pricing conditions.
3) Your home usually looks its best in spring
This is the part sellers sometimes overlook.
Longer daylight hours, greener gardens, and brighter photography all help first impressions. That is especially useful online, where the listing photos do most of the heavy lifting before a buyer ever books a viewing. Rightmove’s marketing guidance stresses the importance of good photos, bright presentation, and including a floor plan, while Zoopla advises sellers in spring and summer to set up the garden so buyers can picture themselves enjoying it.
A house that feels lighter, fresher and more spacious is easier to market well, and spring gives you a natural advantage.
4) Family buyers often work to a summer timetable
Spring can be particularly strong for family homes.
Zoopla says spring is ideal for selling a family home because many families want to move over the summer in time for the new school term. That means buyers may be more motivated and more organised when they start searching in spring.
In other words, selling in spring can line your timetable up with your buyers’ timetable.
5) But spring does bring more competition
There is one catch, lots of other sellers know spring is attractive too.
Rightmove reported the highest level of buyer choice for that time of year since 2015 in spring 2025, while Zoopla said the number of homes for sale was 11% higher than a year earlier as the spring selling period began.
That means you cannot rely on timing alone. To get the best possible price, you need to launch well and present your home better than the comparable listings around you.
The real secret: spring works best when the home is market ready
A busy spring market rewards homes that are priced correctly, photographed well, and presented with care.
Rightmove has repeatedly warned against overnoptimistic pricing in competitive conditions, while Zoopla says realistic pricing matters because more stock gives buyers more choice.
So yes, spring is the best time to sell in the UK, but only when you pair the timing with proper preparation.
